Is there an application fee?

Yes, there is an application fee of $60 per applicant and co-signer.

Is a co-signer required?

Yes, a co-signer is required for all Clemson Village residents.

Are security deposits required?

Security deposits are not currently required.

Can I lease online?

Yes, Clemson Village’s entire leasing process is completely electronic. We make it easy for both our residents and their co-signers to conveniently apply and sign a lease online. To get started the applicant and their co-signer must complete the online application and pay the application fee using the Apply Now link. If approved, a representative from our leasing team will contact you with the next steps to complete the leasing process.

What is an individual lease?

An individual lease provides each resident with their own lease agreement. This means that each resident is only financially responsible for his/her monthly rental installment. Each resident is still equally responsible for any damages to the common area in their apartment at move out.

What if I need to break my lease?

While we do not allow residents to break a lease, you may have the option to sublease your bedroom. Contact a leasing representative for more information.

LEASE TERM & GROSS RENTAL PAYMENT

How long is the lease agreement and what is a gross rental payment?

All leases at Clemson Village typically coincide with the university’s academic calendar with a term just under one year. Each resident will pay the full amount of rent (gross rent) each month regardless of the number of days the resident occupies the unit in any given month. The gross rent is due on or before the lease start date and on the first day of each month for the remainder of the lease term.

Are any utilities included in my rent?

Utilities are not included in your rent. You are responsible for establishing utility accounts prior to move-in.

Who are the utility providers?

Duke Energy is the power provider. City of Clemson is the utility provider for Water/Sewer and Northland for cable and internet.

How do I pay the rent?

Paying your rent has never been easier with two payment options available through your online tenant portal. Residents can either schedule a monthly ACH payment or by using a credit or debit card. (Please note that a convenience fee will apply.)

Is renters insurance required?

Clemson Village requires all residents to purchase renter’s insurance. Damage or loss to personal property is not covered under apartment lease agreements. Contact a leasing representative for a list of renter’s insurance providers.

What is required before moving in?

All residents must pay the first month’s rent and any additional fees, provide confirmation of utilities in the residents name, and a copy of renter’s insurance before any keys will be issued on move-in day.

ROOMMATE MATCHING & REQUESTS

What if I don’t have roommates?

Should you need assistance finding a roommate, a leasing representative can provide you with a roommate matching form. Just complete the roommate matching form. This form will allow you to list your preferences on study habits, social habits, and hobbies to assist you in finding compatible roommates.

Can students of the opposite gender share an apartment?

Yes, if all roommates give written approval. Clemson Village will not use roommate matching to match members of the opposite gender.

Do I need to bring my own furniture?

Clemson Village provides basic furnishings in the living room and bedrooms of each apartment. Contact a leasing representative for a specific list of what is included.  Pricing is $30.00 per bed for required furniture package.

What size are the beds?

Each apartment comes with Full XL sized beds.

Are pets allowed?

Yes, pets are allowed. A $250 non-refundable pet fee is required upon lease signing. Each pet owner must also pay a monthly $25 pet rent charge per pet.

How will I receive my mail?

Each apartment has an individual mailbox on the street in front of the unit. Mail is delivered by the US Postal Service directly to your mailbox. We may accept resident deliveries but will not sign for any mail requiring a signature. Additionally, packages can be picked up in the clubhouse office during posted office hours. You will need to pick up your own packages and show ID when doing so.
